“Your article regarding auction clearance rates could have pointed to the way auctions limit the pool of buyers. They work when the sellers and buyers are both familiar with the range available, think wool, or wheat, or used machinery, but house auctions require the potential buyer to research the market from scratch, to become familiar with similar properties in the area, to in effect become experts on a par with the local estate agents. This drastically reduces the pool of potential buyers; it also blocks people from considering houses in other suburbs and towns. Fixed-price advertising, especially in the internet age, broadens the pool to all those who can afford that price range, not just a few temporary “auction experts”.
